INFORMATION FOR TOWN RESIDENTS

When building a home in Town, doing renovations to existing structures, and for additions/decks:

Make sure to check with the Town Manager regarding zoning. Whenever a construction project requires the inspection services of the Grayson County Building Inspector, an applicant must first obtain a certified zoning permit from the Independence Town Manager. There is no cost for zoning permits issued by the town of Independence.  

Water and Sewer Rates and Connection Information

Residential service deposit:

  • $85.00 1-4 residents
  • $110.00 over 4 residents
  • $125.00 over 10 residents
  • Commercial connections based on bill average

Commercial and Industrial Water and Sewer Rates  

Water:
999 gallons minimum $15.25
every 1000 gallons thereafter is $5.72/1000gal

Sewer:
999 gallons minimum $29.54
every 1000 gallons thereafter is $8.91/1000gal

Residential Water and Sewer Service Rates

Water:
999 gallons minimum $12.20
every 1000 gallons thereafter is $4.58/1000gal

Sewer:
999 gallons minimum $23.63
every 1000 gallons thereafter is $7.13/1000gal

Connection fees for new water and sewer service:

  • ·         Water: $950.00
  • ·         Sewer: $250.00

Over ¾ meter is negotiable
NOTE: The property owner is responsible for water and sewer lines from the house to the road right–of-way where water and sewer hookups are available. 

Taxes:

Taxes are billed in November and due before December 5th each year.

Rates:

  • Real Estate: $.148 per $100.00
  • Mobile Homes: $.148 per $100.00
  • Machinery and Tools: $.63 per $100.00
  • Personal Property: $.63 per $100.00

Town Decals:

On sale March 1st each year and due before April 15th.

  • Vehicles: $15.00
  • Motorcycle: $7.50
